Strategy Matters More Than Ever

In every real estate market there are headlines about interest rates, inventory, and price trends. But what often determines the outcome of a purchase or sale is not the market itself — it’s the strategy behind the move. 

Right now in Santa Clara County we are seeing a market where preparation and positioning matter more than ever. Homes that are thoughtfully prepared and priced correctly are still attracting strong offers, while buyers who approach the process strategically are finding opportunities others miss.

Here are a few of the strategies I’m currently using with my own clients.

 

For Sellers: Preparation Creates Leverage

The homes receiving the strongest offers share a common pattern: they are prepared before they aver hit the market. This means professional staging, thoughtful pricing, and having inspections and disclosures ready early.

When buyers feel confident about a property, they are far more comfortable writing strong offers. Creating momentum in the first week — through marketing, exposure, and well-timed open houses — often leads to the best results.

 

For Buyers: Winning Is Not Always the Highest Price

Many buyers think success simply means offering the highest number. In reality, sellers often look at the entire structure of the offer. 

Buyers who win in this market usually focus on:

• Strong lender preparation
• Clean offer terms and clear timelines
• Understanding what matters most to the seller

Sometimes the winning offer is not the highest price — but the one that gives the seller the greatest confidence the transaction will close smoothly.


Understanding the Human Side of the Deal

One of the most overlooked aspects of real estate is that every transaction involves people making emotional decisions. Sellers have expectations, buyers have comfort zones, and timing often plays a major role.

Understanding these dynamics — and adjusting strategy accordingly — can make a meaningful difference in the final outcome.

The biggest difference today is that buyers are paying closer attention to value, condition, and presentation.
